Owner and entrepreneur Susan Edens has worked in the real estate industry since 1990. She is a licensed broker in Florida and Georgia.
Edens has listing partners in Puerto Rico, Mexico and Florida, which gives her access to a broader range of properties for sale and rent. Her license is associated with Keller Williams Realty, and she is based at the Keller Williams office in Wellington, where she meets with clients on an as-needed basis.
Though Edens’ clients come from throughout Palm Beach County, they are mainly based in Wellington. “I have gone as far as Miami, but this community is kind of my niche area,” she said.
Edens has a close connection with the Wellington community. “I’m an equestrian myself, and I’m very familiar with equestrian properties,” she said.
Edens handles any type of equestrian property, from barns to stables. She also handles non-equestrian properties in all price points.
“Many properties now are priced fairly reasonably, so you can’t just go in and low ball and think you’re going to get a great deal off the top,” Edens said. “There is a lot of competition out there, and our clients know that, and if they don’t, we educate them on the market.”
Edens said she decided to become an agent after years of owning her own investment properties. She was drawn to the many operational aspects of being an agent.
“I loved the actual variations of the different properties and neighborhoods, and the excitement that people get when they are trying to sell their home and have a successful sale,” she said.
Another aspect of real estate Edens enjoys is finding people the right home for their needs. “Seeing them find the perfect house is also a wonderful feeling,” she said. “It’s just exciting all the time.”
Edens’ specialty is selling properties. Because of her more than 19 years of experience as a graphic designer and owning a marketing company, she is an expert in the marketing side of real estate. Edens’ former company also provided her with a wide range of connections.
“I have a really extensive network throughout the United States, Canada and Puerto Rico,” Edens said. “Combined with my marketing background, it’s a really great benefit to our clients.”
With sellers, Edens finds out what their needs and objectives are, and does a comprehensive analysis of their property, comparing it with whatever is on the market.
“We then find out what their time schedule is like for moving and whether they are involved in a short sale or a traditional sale,” she said.
Once Edens takes the listing, she then puts together a customized marketing plan for that specific property. “No two properties are the same, and we don’t work with them the same,” she said.
Edens deals with all types of clients, from experienced buyers and investors who know all about the market to first-time homebuyers who don’t know anything about the market. She is ready to assist anyone looking to sell or buy a property.
